The process and scope of exterior paint projects agreed upon between your HOA & Allcoat Painting

Preparation of the Painting Project


• The house will be inspected for any possible problem areas such as warped, split or rotted wood.


 • Problem areas will be addressed with the homeowner and a proposal will be given for such repair costs if it is not included.


  • All necessary repair work will be completed prior to painting of the home.



Preparation of the surrounding area

• All shrubs & plants need to be cut back so that they are not touching any areas that need to be painted. They will be covered during painting.


• All furniture & potted plants will be moved away from the working area & covered if necessary.


• All non-structural items (Decorations, Plants, ect.) hanging from the house will be removed & covered if necessary.


• Cars will need to be moved out of the driveway if possible.


Preparation of the house


• The house, with the exception of the windows & doors will be power washed using at least a 2200 PSI washer.


• Windows & doors will be hand cleaned.


• All areas will be power washed with a phosphate free TSP solution.


• The porches, walkway, driveway & front curb will also be power washed at no extra charge.


• All areas to be painted will be scraped and/or sanded as needed to remove loose materials.


• Caulking will be applied around windows, door frames, nail holes and minor cracks.


• All loose trim & siding will be secured.


• All areas will be primed as necessary.



• Solar Screens will be taken down.


Painting – Color Changes


• The house will be painted the same color it currently is.


• If the homeowner would like to change the color of the house: 


 The new color must first be approved by the HOA & the management company.


The approval must then be presented in writing to Allcoat prior to the beginning of any work.


Painting


• Two coats of Sherwin Williams SuperPaint® satin latex based paint will be applied. The paint carries a limited lifetime warranty.


• Chimneys, metal chimney caps, and chimney flashing will be included in the painting project.


• Door trim & Shutters are hand painted.


• Large surface areas will painted using an airless paint sprayer. 



• All job related materials & debris will removed on a daily basis.


Areas that are not covered in neighborhood painting projects


  • Structures that are not part of the original design of the house such as pergolas, sheds and enclosed porches.


  • Roofing vents

 

  • Aluminum window frames and glazing

 

  • Painted patio floors


  • Exterior lighting and fans

 

  • Stained front doors & storm doors



  • Keystones


Clean up & Finishing touches


  • Windows are hand cleaned.


  • Solar screens are reinstalled.


  • All potted plants and furniture is put back in their original location.


  • A labeled quart of each color used on the house will be provided at no extra charge.


  • Homeowners will do a “walk around” with Allcoat's owner to view & inspect work. 


  • The Heritage at Towne Lake checklist or the Heritage Grand acceptance of work page will completed by the homeowner, then signed by the homeowner and Allcoat.
